Where can i get a REALISTIC appraisal on a domain name?

I would like to get a realistic domain name appraisal. Many sites offer that these days, but i am wondering where i can get one that is accurate.

it’s all guesswork – most domain names by themselves have minimal value – what makes it valuable is having a website that is generating massive page views and advertising revenue
